Our management service maintains the quality of your investment and locates the best applicant for your property. We specialize in single family homes, duplexes and condominiums.

Property Management Service Outline

Qualify Tenant: Review applications, check with references, and review credit report to qualify suitable tenant.

Process Tenant: Furnish and complete all required disclosures, contracts and forms. Check-in tenant. Document the condition of property using digital photos.

Tenant Relations: Serve Notices, if required. Contact Eviction Service, if required. (Property Management will not evict tenants, however we will arrange for the Eviction Service. The eviction service will be billed to owner.)

Inspections: Conduct periodic inspections as needed to insure tenants are properly maintaining property.

Repairs: Contact repair vendor, make appointments, oversee repair and pay repair bill from owner’s rental trust bank account (up to approved limit).

Vacancy: Contact cleaners, make appointments, oversee cleaning and pay bill from owner’s rental bank account.

Accounting: Maintain owner’s rental trust and security deposit bank accounts: Deposit all rental receipts and security deposits. Pay all bills for rental as instructed by owner. Send rental check, less management fee and expenses, with Owner's Statement, monthly.

Management Fee: 10% of gross monthly rent. There is no additional finder fee.
